Project overview
MCR Property Group has built significant scale in Sheffield through a six-asset purpose-built student accommodation portfolio operated by Flow Student. The portfolio combines established assets at Park Village, The Moor and Truro Works with the newly acquired Archways, Leadmill Point and Westhill Hall, creating one of the city’s larger privately operated student accommodation platforms.
The August 2026 acquisition of Archways, Leadmill Point and Westhill Hall added 1,163 beds to the Group’s Sheffield presence. The three properties comprise 218, 446 and 499 beds respectively and are all located within one mile of either the University of Sheffield or Sheffield Hallam University. Archways and Leadmill Point are also within approximately five minutes’ walk of Sheffield railway station.
Together, the portfolio gives Flow Student substantial operating scale across the city and a broad range of accommodation across several established Sheffield locations.

MCR’s strategy in Sheffield combines disciplined acquisition with active asset management, targeted capital investment and specialist day-to-day operations through Flow Student.
A substantial multi-million-pound refurbishment is planned at Leadmill Point, alongside targeted improvement works at Archways and Westhill Hall. Across the wider Sheffield portfolio, MCR is using the scale of six locations to strengthen local operating teams, improve the resident experience and create efficiencies across leasing, management and building operations.
The portfolio reflects MCR’s wider PBSA strategy: acquiring well-located assets in established university cities, investing where there is a clear opportunity to improve the product, and operating through a dedicated national student platform.
