MCR Property Group acquires Snow Island as Flow Student moves beyond 9,000 beds

MCR Property Group has acquired the 427 bed Snow Island PBSA scheme in Huddersfield, taking Flow Student beyond 9,000 beds nationally as a major refurbishment programme continues.

MCR Property Group has acquired Snow Island, a 427 bed purpose built student accommodation scheme in Huddersfield, for an undisclosed sum, taking its Flow Student platform beyond 9,000 beds nationally.

The acquisition completed on 30 October 2026 and adds Huddersfield to Flow Student's growing UK portfolio.

Snow Island sits on King's Mill Lane directly opposite the University of Huddersfield's Queensgate campus, around a three minute walk away. The property comprises 89 cluster flats and 427 ensuite bedrooms.

MCR acquired the property with vacant possession. Communal areas and 207 bedrooms, representing almost half of the scheme, have already been refurbished to a high specification. Investment will now continue across the remaining accommodation, with the refurbishment programme targeted for completion by 31 December 2026.

Investment before expansion

The strategy is to complete the refurbishment, bring the building together as one consistent Flow Student product and relaunch all 427 beds for the 2027 and 2028 academic year.

The acquisition follows a year of rapid growth for Flow Student, including major purchases in Sheffield, Preston, Manchester and Leeds. Snow Island takes the national portfolio beyond 9,000 beds and moves the platform closer to its next milestone of 10,000 operational beds.

Nick Lake, Fund Director at MCR Property Group, said:

“Snow Island is exactly the kind of acquisition we want to make. The location is almost impossible to improve, directly opposite the university, the building already has scale, and nearly half the bedrooms plus the communal areas have already been refurbished.

“Our job is not to reinvent the asset. It is to finish the investment, bring the whole building to one standard and put Flow's operating platform behind it.

“There is a tendency to talk about PBSA as if bed count alone is the strategy. It isn't. The value is in buying the right real estate, in the right student markets, at a basis that gives us room to invest and improve performance.

“Flow Student is now beyond 9,000 beds nationally. Ten thousand is no longer a distant ambition, it is the next milestone. We will keep growing, but the discipline stays the same, buy well, invest properly and operate better.”

A new market for Flow Student

Snow Island strengthens MCR Property Group's exposure to established regional university markets and gives Flow Student a new operating base in Huddersfield.

The building is close to Huddersfield town centre and railway station, with direct rail connections to Leeds, Manchester, York and Sheffield.

MCR's wider PBSA strategy combines acquisitions, refurbishment, active asset management and specialist operations through Flow Student. Alongside further acquisitions, the Group continues to assess opportunities to reposition suitable assets already held within its wider property portfolio into student accommodation.
