
MCR Property Group has acquired a 1,163-bed purpose-built student accommodation portfolio in Sheffield from Unite, significantly expanding its presence in one of the UK’s most important student cities.
The portfolio comprises Archways, Leadmill Point and Westhill Hall, adding 218, 446 and 499 beds respectively.
The acquisition takes MCR’s Sheffield student portfolio to almost 2,000 beds across six locations, making the Group, through its operating platform Flow Student, one of the city’s largest private student accommodation providers.
MCR already operates Park Village, The Moor and Truro Works in Sheffield through Flow Student. The three newly acquired assets will now sit alongside Flow’s wider UK portfolio.
All three properties are located within one mile of either the University of Sheffield or Sheffield Hallam University. Archways and Leadmill Point are also approximately five minutes’ walk from Sheffield railway station.
The transaction was agreed directly between MCR and Unite, with JLL acting as selling agent.
MCR is planning a substantial multi-million-pound refurbishment of Leadmill Point, alongside targeted improvement works at Archways and Westhill Hall.
The acquisition further accelerates the growth of MCR’s student accommodation division, which continues to expand through acquisitions, development and investment into existing assets. The Group expects Flow Student to reach 10,000 beds this year, with further opportunities already in the pipeline.
Flow Student now operates across a growing number of major UK university cities, including Sheffield, Liverpool, Coventry, Sunderland, Nottingham, Canterbury, Bradford and Preston. Current booking and occupancy levels across the portfolio are progressing positively ahead of the 2026/27 academic year.

“The opportunity was particularly attractive because these assets complement our existing Sheffield portfolio and give us greater operational scale within a concentrated area.
“We see considerable potential to invest in the accommodation, particularly at Leadmill Point, while using the strength of the wider Flow platform to improve the performance of all three properties.
“Student accommodation is an increasingly important part of MCR’s portfolio. We have further opportunities in the pipeline and expect Flow Student to continue increasing its presence across the UK.”

The deal follows a period of rapid expansion for MCR’s student accommodation business, as the Group continues to strengthen its position among the UK’s larger independent PBSA owners and operators.
