MCR Property Group has completed the acquisition of 4M Manchester Airport, an 84,661 sq ft office building positioned directly above the airport’s main transport interchange.
The deal adds another major commercial asset to MCR’s Manchester portfolio, with the Group committing £2m to refurbish and reposition the building from the final quarter of 2026.
Located between Terminals 1 and 2, 4M provides six floors of office accommodation, with spaces ranging from approximately 278 sq ft to more than 15,000 sq ft.
Its position above the transport interchange gives occupiers direct access to rail, tram, bus and coach services, alongside covered connections to the airport terminals.
The building is already home to Manchester Airport PLC, Emirates, Menzies Aviation and TransPennine Trains.
£2m investment programme
MCR will now begin a programme of investment aimed at improving the accommodation, strengthening the occupier offer and bringing more of the building back into active use.
The lower floors will be repositioned as flexible workspace, providing serviced offices, smaller suites and flexible accommodation for businesses looking to establish a base at Manchester Airport.
The new space will form part of MCR’s forthcoming national flexible workspace platform, bringing the Group’s growing portfolio of serviced and flexible offices together under one identity.
4M is expected to become one of the platform’s flagship locations.
The flexible offer will also give existing occupiers greater room to adapt, with the ability to expand, contract or take additional space as their requirements change.
MCR will invest in the building’s larger traditional office accommodation at the same time, targeting established businesses looking for high-quality space in one of the North West’s best connected commercial locations.
The continued investment taking place around Airport City Manchester was an important part of the acquisition case, with the concentration of transport infrastructure, international businesses and employment supporting MCR’s long-term view of the location.

Building the commercial portfolio
The acquisition follows MCR Property Group’s purchase of 42 The Headrow in Leeds and forms part of a wider programme of investment across the office sector.
MCR continues to target well-located regional office assets where active ownership, investment and repositioning can improve the occupier proposition and create long-term value.
