Construction Progresses at Dallas Road as Major Bedford Regeneration Takes Shape

Construction at MCR Property Group’s Dallas Road development in Bedford is advancing at pace, with key milestones achieved across multiple phases as the transformation of the former gasworks site continues.

The £125 million scheme will deliver 341 homes across seven residential blocks, alongside a collection of townhouses, bringing forward over 257,000 sq ft of residential accommodation. Designed to meet local demand, the development will offer a mix of one, two and three-bedroom homes, supporting Bedford’s continued growth while introducing a new residential destination within the town.

Significant progress has been made across site infrastructure and construction. Both tower cranes are now fully operational, enabling the next phase of vertical build. The first phase of below-ground drainage has been completed, and work on the main access road is set to begin shortly, further unlocking the site for development.

Across Blocks B, C and D, steel frame construction has now reached first-floor level, marking an important stage in the programme. Staircase installation is due to commence later this month, as the structures continue to take shape.

Progress at Block H is particularly advanced, with brickwork now reaching the top of the ground floor and first-floor brickwork complete. Scaffolding has been installed, and works to install joists and flooring for the six townhouses are scheduled for late March. Elsewhere, townhouse plots across the site have seen ground-floor slabs completed, with brickwork due to begin imminently, reflecting steady progress across multiple areas.

Planning activity continues alongside construction. Block E received amended approval earlier this year, with piling works expected to begin in April 2026. Planning applications for Blocks A and F remain under consideration, with design adjustments being made to accommodate existing underground infrastructure. Subject to approval, these phases are expected to commence in late 2026 or early 2027.

Dallas Road forms part of MCR Property Group’s wider strategy to regenerate complex brownfield sites and deliver high-quality residential schemes at scale. By bringing forward new homes on a previously underutilised site, the development contributes to both the physical regeneration of the area and the wider economic growth of Bedford.

The scheme also sits within MCR’s growing national pipeline, with over 2,000 homes already delivered and more than 2,200 units expected to be completed in the next 12 months. This continued expansion reflects the group’s focus on unlocking value through integrated delivery, from acquisition and planning through to construction and stabilisation.

As construction continues in line with programme, Dallas Road is rapidly transitioning from a former industrial site into a new residential neighbourhood, reinforcing MCR Property Group’s position as a leading regeneration specialist operating at scale across the UK.
