MCR'S PROPERTIES ARE A WINNING FORMULA FOR OCCUPIERS

MCR has secured three lettings at the newly refurbished Brook House and a further letting at Wellington House in Manchester City Centre.

Euro London (1,411 sq ft), CB Richard Ellis (1,819 sq ft) and Gray Scanlan Hill (1,310 sq ft) have all signed up to Brook House (40,000 sq ft) on five-year leases at £12.50 per sq ft. Suites are available in varying sizes from 859 sq ft to 1,803 sq ft.

At Wellington House, on Piccadilly Gardens, MCR has let 3,427 sq ft to Passenger Focus on a five-year lease at £16 per sq ft. Passenger Focus will join a host of existing tenants including, Nationwide Building Society, Expedia Corporate Travel, and Lloyd Piggot.

Andy Phillips, Head of Asset Management, comments: "Both of these properties demonstrate what can be achieved when schemes are refurbished and marketed at the right price.

"Since we purchased Brook House in September last year, we have let over third of the previously vacant space and have two suites under offer. The same success has been repeated at Wellington House; we acquired the building two years ago with only one upper floor tenant. Following refurbishment and a realignment of the rents, we have fully let the building for the first time in five years. Our strength lies in our policy of offering affordable rents for prime city centre offices, particularly in the current economic climate."

Will Kennon, Senior Surveyor of CBRE Management Services, joint agents for Brook House and Wellington House with WHR comments: "The letting to Passenger Focus sets a new headline rent for the building whilst the lettings at Brook House demonstrate our ability to offer the smaller city centre occupier high quality office accommodation within the prime core at affordable prices, undercutting the serviced office competition whilst still offering short term flexible leases".
